A world class 6-star hotel is to be formed by the conversion of the former Midland Bank headquarters at Bank. This unique 300,000sqft building was constructed in several stages during the 1920’s and 30’s by a team including Edwin Lutyens as consultant architect. Now Grade I listed the bank includes many fine architectural features ranging from marble stairs and stunning chandeliers to massive bullion vaults and safe deposit boxes (made famous by James Bond in the 1964 film Goldfinger). The vaults and plant rooms extend three storeys into the ground to below sea level. This caused major difficulties during construction, particularly as the site conflicts with the course of the underground River Walbrook.

Key aspects of the redevelopment, where the listed building was able to be re-planned, were an inclusion of a full 25m swimming pool complex at basement level, new and altered lifts including an external glass lift, total re-planning of the roof space to form an extensive Presidential Suite and Gardens, and conversion of vault and plant spaces to new uses. The largest element of the works however is the total redevelopment of the 1969 Northern Extension. Key to our involvement has been our proposal to extensively alter, extend and refurbish the existing frame and basements, rather than the proposed total demolition down to sub-basement level. This load re-assessment, and the inherent change in direction of the scheme design, has made significant contributions to cost and time savings, site logistics, and reductions in project risk. The new building will be topped with a roof bar at 7th floor, three storeys higher than the existing building.

We developed the hotel scheme to RIBA Stage D at which point the building was sold to new owners who appointed a new team.
