The proposed 78 Cannon Street will consist of minor alterations and respective fit out proposals for the 1st, 2nd, 3rd, 6th and 7th floors. The use will be as an office with ancillary areas. The office accommodation is located over Cannon Street mainline railway station and London Underground station.

MLM’s role was to provide a design that meets the requirements of the Building Regulations. More specifically, Part B, which deals with Fire Safety.

MLM benefited the project with value fire engineering including:

  • The proposed occupancy capacity for floor levels 1, 2, 3 and 4 exceeds the limited stair capacity. This was considered reasonable due to protected lobbies providing greater holding capacity, utilisation factor of 99% for stair capacity and conservative number assumed in the café on level 1.
  • If a corridor provides access to alternative escape routes, BS 9999 recommends sub division of corridors approximately midway along their length by fire resisting construction and self-closing fire doors. This is not proposed and considered reasonable due to the installation of an automatic sprinkler system, enhanced fire alarm and detection system.
  • The client proposed an occupancy level exceeding the stair capacity. The fire engineered approach had to be discussed and agreed with Approving Authority and relevant stakeholders.
