The Bow Square development in Southampton is a £60m transformation of Southampton’s former Fruit and Vegetable Market quarter. It has been described as one of Southampton key regeneration projects and is overseen by the National Regional Property Group – formerly Hampshire & Regional Property Group. The scheme transformed the site and when completed, the development will consists of 279 apartments in the three blocks. There will also be approximately 900m² of commercial space in two of the blocks which will contain new retail units.

MLM Consulting Engineers provided fire engineering services. The fire strategy provided a design that meets the requirements of Building Regulations Part B (Fire Safety). The fire strategy had significant impact on this scheme including:

Key Features

  • The fire engineering advice allowed the client to meet their aspiration for commercial unit to be opened to the residential common areas that fell outside the current guidance. This allowed the project to be more marketable.
  • Reduction of recommended 60 minutes fire rated corridors as recommended in the guidance document to 30 minutes fire resisting construction.
  • Attendance at fire workshops specifically resolving travel distances and apartment layouts which met full compliance with Building Regulations.
