MLM undertook the civils, structures and environmental engineering along with the Section 278 design and on-site levels and drainage design for London & Quadrant’s new development at Ensign Court in Tower Hamlets.

Ensign Court is a residential mixed-use development for 65 new homes fronting The Highway, a major east-west route into central London. Predominantly a 14 storey tower with commercial units on the ground floor, the development has a cantilever on the first floor.

MLM also designed the Section 278 works to The Highway and surrounding streets.   

The development also has a public surface water sewer running diagonally under the site. With no reasonable way of diverting the sewer, MLM obtained build over approvals for the client. This involved undertaking a condition and line/level survey of the 2.7m diameter surface water sewer running at a depth of 11m below the site with full LiDAR survey data. We also provided Thames Water a full engineering report on the existing sewer including settlement analysis.

MLM Civils, along with our Structures colleagues, also obtained the necessary oversailing licences for the cantilever at first floor from Highways.

A challenging project with many engineering issues, the project will be an iconic building in a prominent location in central London.
